Seventhly, in furnished properties, you must ensure that furniture and upholstery are either manufactured from fire-resistant materials or treated with fire retardant coatings by the manufacturer. Additionally, you must install carbon monoxide detectors in any room used as a living area where solid fuel is in use, and encourage alarms in rooms with gas appliances.

Eighthly, you must provide adequate heating and insulation, ensuring there are no broken doors and windows. A property that cannot be maintained between 18oC and 21oC at a reasonable cost to the occupier is classed as a cold home.


Ninthly, damp and mould can cause serious health issues to tenants, so you must combat it through repairs or changes to the property’s structure or exterior. Adequate ventilation is also essential to prevent damp.
